The truth of the matter is that, if all you're looking to do is make an extra couple hundred bucks per month on the Internet, it's NOT hard. On more than one occasion, I have spent about 90 minutes in front of a computer with friends, showing them by having them doing. By the end of that 90 minutes, they can have the basic shell of an online business set up.
So, what is the basic plan? Seriously, here's all you really have to do, and how to do it using nothing but FREE tools:
1). Create a Google account in order to get access to all their tools. If you have Gmail, then you already have a Google account.
2). Use the Google External Keyword Tool to find high average CPC Adwords keywords (do a Google search for the tool to find it - it's self-explanatory to use).
3). Create a Blogger blog (part of Google also), using several of the most commonly searched for, high average CPC (cost per click) keywords discovered in step 2 as your title and in your description and first post.
4). Edit your blog's template layout and ad Adsense blocks to the sidebar, header, footer, or between posts. During this process, you will create an Adsense account, which takes 2-3 business days to have it approved.
5). Also to your blog layout, add a Feedburner signup button. Feedburner is also a Google service, and provides a free way of building an email notification list. You MUST have an email list of some sort if you want long term profitability out of your new web site.
6). Create an account on EzineArticles.com (ok, NOT a Google service, but still free) and write an article about your topic, using some of the keyword phrases from step 2, and providing good info, and then create an author resource box that contains a keyword-specific link back to your new blog.
7). Rule 1: Update your blog daily with relevent, informative, up to date, keyword rich posts. This will help you start showing up in the Google SERPs (Search Engine Result Pages) when people search for your keywords.
8). Rule 2: All blog posts are also articles that you should submit on ezinearticles.com. This will help build traffic.
If you're blogging about something that you really enjoy and that has sufficient search traffic, you will get to the $200/mo level in Google Adsense revenue in just a few months. Is it overnight? NO. That's why you'd better pick something you're passionate about, because you're going to get sick of it pretty quick otherwise.

In my quest to bring my own costs down and also find "new" things to share with with my readers and "earn extra money" list subscribers, I recently revisited the wonderful world of finding free web traffic.
There are some great free things you can do out there, and many of them that I've been learning about myself lately center around the concept of blog promotion. While I've converted most of my own web sites to blog publishing platforms of one type or another, I've never really gotten into the learning about RSS feeds, content promotion through blog rings, pinging, and that sort of thing. Now that I've started to implement it, I'm really fascinated by the possibilities, and have added some blog feed based marketing methods to my list of things to always do. Speaking of which, if you don't have a marketing playbook or checklist of things you do regularly, then I encourage you to adopt one.
Content is, and always has been, the king the any media source. This includes television, newspaper, magazine, radio, Internet, and any other medium. The only reason that people tune in to a medium is for the content. With that in mind, you'll notice that most of my basic, free marketing methods in my playbook revolve around providing content, and using that content to build my lists (the money is in the list!).
Without further ado, here is my marketing matrix of free methods:
1. Ads on free classified ads sites, such as Backpages, Craigslist, and Kijiji.
2. Posting articles on article directory sites, such as EzineArticles.
(a) Corrolary: All articles are blog posts, and most blog posts are articles!
3. Creating educational YouTube videos and putting URL in the video and link in the description text.
4. Posting content to industry hubs and networking sites. For example, ActiveRain is a very popular blogging and online networking community for real estate brokers, in much the same way that Facebook is for college students. Networking with other people expands your sphere, also.
5. Discussion board participation. Pick forums related to your industry and site, and put links in your signature line so it appears in all your posts. These can be stand-alone sites, or "groups" on sites like MySpace, Facebook, LinkedIn, etc.
6. Comment on related blogs, leaving a link behind.
7. Automatically submit your content to aggregators. The easiest way to do this is to burn your feed to FeedBurner and enable the feature to distribute your feed to blog aggregators.
8. Place links in your blog posts to allow readers to submit them to Digg, Delicious, Stumble Upon, Fark, and other such "best of blogging" sites.
And last, but definitely MOST important, the number one web traffic generator of all time...
9. Build your list! Get people to subscribe to your email list or blog feed to receive announcements of blog updates, product promotions, tips, tricks, secrets, and anything else your readers might want to know about.
I recently became a huge fan of Feedburner.com, a Google product. It allows you to automate several functions listed above, as well as BUILD A LIST for FREE! You can add a "Get email updates" subscription form on your blog and they will be automatically notified whenever you put up a new post. While lacking the significant power of a sequential autoresponder, it's a great way to build a list without subscribing to a service. Feedburner will even let you export your subscriber list in Excel format, so you can take it with you if you move beyond it's capabilities.
These 9 free marketing methods should get you thousands of unique visitors per month to your site, which is sufficient to generate a small but significant Adsense or affiliate revenue stream.

I'm a huge fan of Google. With nothing but Google tools, you can quickly set up an entire online business of your own. What's presented here is intended to be a multiple use miniature business plan. Also, this is nothing new, it's been discussed on this blog in detail before and in excruciating detail on the Make Money Blogging job guide elsewhere on this web site.
How much money can somebody make using this EXACT strategy? To be honest, I don't have an answer yet. Using this strategy and my own 9-step Internet marketing plan using free methods, I've created several test blogs to see how much money I can actually make with them. One of them is the Yoga & Pilates Lifestyle blog that I set up last Friday as a demonstration when my friend Sasha asked me to show her how to set something like this up.
In the near future, I'm going to make a video demonstrating exactly how to go about doing all this, starting with nothing but a web browser and an Internet connection. It won't be tonight, but I'll post it in the next week or two for you to watch.

Working from in an Internet business is the ultimate way for everyday people to achieve their dreams of leisure time and financial freedom. We live in a truly exciting moment in history where nearly anyone with determination and good sense can make money online.
Sadly, many people never realize this because they associate Internet business with the kinds of companies they saw during the first 'Internet boom': big companies with generous investors, lots of fancy technology, and heavy advertising campaigns.
This vision of what it means to own an Internet business is far from the truth for most people, however. It is easier than ever now to go into business online, and I'd like to share with you the top three easiest ways of doing so.
Method #1: Affiliate Business
An affiliate marketing business is the easiest type of Internet business to start. As an affiliate, you promote other people's products and earn money (in the form of 'commissions') when you generate a sale.
The reason this type of business is so easy is that you don't have to own or create the products yourself. You can find products to promote in just about every market niche out there, too, so you aren't limited in terms of what you promote or how much you can earn.
Method #2: Digital Product Business
A digital product business is the second easiest type of business to start. In this type of business, you create your own products in the form e-books, software or other types of content that can be downloaded directly onto the customer's hard drive after the sale.
This type of business is good if you are prolific at generating product ideas, enjoy the 'status' of authoring your own products and don't mind handling customer service requests.
Method #3: Auction Business
An auction business is the third easiest online business model. You can sell both digital and physical products at sites like Ebay, Yahoo! Auctions, Ubid, Amazon, and others.
The drawback with this type of business is that much more work is involved, trust me. You've got to manage multiple auctions per day to make real money, and then you also have to handle product packaging, shipping, inventory, customer service, refunds, etc.

What's the difference between a real, home-based Internet business and a get-rich-quick fantasy? The answer can be found in the basic principles of marketing and economics.
Real businesses serve real markets with real needs. Get-rich-quick schemes serve the interests of the people selling the schemes.
Real businesses follow a proven model and make use of step-by-step plans to achieve objectives. Get-rich-quick schemes are over-simplified and 'fuzzy', and don't seem to follow anything other than their own internal logic.
Real home-based Internet businesses grow and adapt along with market conditions. Get-rich-quick schemes are limited to a “just do this one thing” approach, often taking advantage of fads or loopholes in the system.
Real businesses rely on targeting, lead generation, follow up and repeat customers. Get-rich-quick schemes tell you that all you have to do is buy the system, press a button or two, then sit back on your couch and wait for the money to roll in.

Two 'must have' items for any Internet home business include: A) a proven business model, and
a plan of action.
Even though Internet businesses are often easier to set up and profit from than traditional businesses, they still require you to have a vision and marketing plan in place.
You don't want to 'fly blind.' Make sure you've identified a profitable target market, have a system in place for plucking customers from that market.
2. Leverage your profits
One mistake made by new business owners is in spending the money generated by their business on everything except their business!
There's nothing wrong with setting aside some of the profits for yourself, after all, that's one reason you went into business. However, you must set aside and reinvest enough of your profits each month so that your operating budget will grow.
For example, if you spent $20 on traffic generation this month, and earned $150, why not put $40 or $60 towards traffic generation next month? Better yet, try putting in $80 to $100. If you know that more traffic will mean more leads and more sales, it's a no-brainer because your profits next month stand to double or even triple.
3. Learn to delegate
Even the most successful internet home business owners dislike (or simply aren't good at) certain tasks associated with running their business. What do you absolutely hate? What's one area where you feel your skills need a lot of improvement?
These areas of 'weakness' can suck a way a lot of valuable time that you could better spend doing what you're really good at. If you have the means, consider hiring someone to do those jobs or commit to finding a way to do it faster on your own.
4. Take Daily Action
Think about what you can do each day to grow your business, even if you think you've got all the pieces in place. You can always benefit from more traffic and more leads, right?
Stay up to date on market research and add new keywords to your pay-per-click campaigns, or take a spare hour to write that article you've been putting off. Compose a message to your opt-in list, and offer them a new 'freebie' to build good will and keep your open rates up.
Last, but not least, don't forget to take a break and just enjoy the freedom of being your own boss. Go for a walk or run a few errands. It's important to get out and interact with people, especially if you work alone at home!

Generating serious income from a home-based Internet business requires more than 'good ideas' or hard work. It requires a step-by-step system that is proven to convert prospects into customers, all while letting you work 'smarter', not harder.
An effective system, no matter what it is you're selling, should revolve around the following process: Target Your Market -> Target Your Offer -> Drive Targeted Traffic To Offer -> Follow Up.
Let's talk about each component now in a little more detail.
*Target Your Market
This is always the first step when starting an Internet business. If you're already in business and not making much money, I would recommend going back to review your market research. Improper targeting can bring your whole business to its knees no matter what else you do.
*Target Your Offer
Once you find a hot market, you must find an appropriate offer for that market. This means bringing unique products/services to that market that truly address the market's needs, problems or concerns.
Pay close attention to the difference between targeting and relevance. What's 'relevant' is not always targeted.
For example, a warm coat would be relevant to someone living in Alaska because it's cold there; but, as a product, it wouldn't be very targeted unless the coat had some special feature that people there would use. This is a subtle distinction, but an important one.
*Drive Targeted Traffic
Targeted traffic is market-specific traffic. In other words, you want to draw visitors to your offer from market you're targeting. This is not just about using the right keywords, but also about advertising on market-related websites using text links, banner ads, signature files, classifieds and anything else at your disposal.
*Follow Up
You should try to capture as much of the traffic to your site as possible onto an opt-in email list. This list will allow you to keep your offer in front of your prospects until they convert into customers. It will also allow you to generate repeat business from existing customers.
If you follow these four steps, you're on the way to having a winning system that can generate significant profits for you now and in the future. The steps are based on solid marketing principles and will work for you in any niche market, which means you can put the system in place in as many Internet business as you like (which, by the way, you should).

One of our astute readers recently asked me to evaluate an offer out there, and I have the wonderful displeasure of presenting my first Hall of Shame award winner.
This award goes out to the following site:
They offer to show you how to make hundreds of dollars an hour just typing a few sentences into "PPC forms". They want to charge you $49 for this information, which is an outright ripoff. They conveniently neglect to mention that these "PPC forms" also come with a commitment to paying the "PPC" part. That stands for "Pay Per Click" if you didn't know. The form they actually show on the sales page is directly from Google Adwords.
They offer to hook you up with "11,000 companies" that never turn down an application. That's because they're referring to Clickbank merchants that allow you to sell their products on a commission basis. The payment proof charts are straight up out of his Clickbank account.
This is quite possibly the most egregious example I've ever seen of somebody selling information that is available perfectly free. I haven't bought this product so don't know exactly what "insider secrets" he might be offering, but my analysis of his sales letter and FAQ raises the hairs on my neck.
If you'd like, I'd be more than happy to take your $49 and tell you where to sign up for an account at http://www.google.com/adwords and http://www.ClickBank.com but....OOPS! I just did! Dang it, I just lost all kinds of money. When will I ever learn?
Seriously, sign up at Clickbank, find products that look good that you're willing to represent and that have a high gravity number and a high percentage payout, then use Pay Per Click engines (MSN Search, Yahoo! Search, Google AdWords, etc.) to drive traffic to your own landing page or directly to your affiliate link. Yes, there's more to it than that, but that's the business model in a nutshell.

I occasionally get an email asking me if I actually still participate in some of the various sorts of work that talk about on the job lists, such as data entry and transcription. It surprises people to learn that, even though I do many different things, with incredibly varying pay scales, the truth is that I still do quite a bit of typing and data entry work.
As an example, I did about 90 minutes of transcription a few days ago for an attorney.
Here's the really nice thing about transcription and data entry work, as compared to things like field inspecting, mystery shopping, blogging, surveys, etc., etc. When it comes down to having a stable BASE of income, it's hard to beat the things that look more and more like a regular job. Once you're established with a data entry or from-home customer service agency, for example, it can be a fairly stable base of income.
Having a base from which to grow, something more steady than a lot of the types of work out there, is a GOOD thing to have, believe me. It helps to eat up some of the ups and downs and seasonal nature of other types of work, in particular.

My goal with the whole HowToEarnHQ.com project is to show people
how to make a few extra hundred dollars per month. I'm not promising
people that they'll make ten bazillion dollars in 30 days with no
work - it doesn't work like that.
Since I don't charge anything for access to the job lists, work
tips, etc., I often get asked why I do it. One is to share what I
know, since so many other sites that claim to do this type of thing
either suck or charge too much money. I love teaching, I love
writing, and I love helping other people, so I get to do all that.
Of course, I'd be lying if I said I didn't make any money from doing
this. You know all those Google ads you see on the site? Well, I
make a tiny, tiny amount of money (we're talking nickels and dimes,
literally) anytime somebody clicks on one of those ads.
Big deal, right? Well, actually, yes, because it adds up! Those
nickels and dimes add up to about $8 per day, on average. That's not
steady, sometimes it's double that, sometimes I go days without
anything at all, period. But, it averages out to $8 a day. That
all comes from the folks, just like yourself, that read these emails
and go check the job board for updates, read the blog, etc.
OK, so 8 bucks a day. No biggie. Nothing special. Right??? WRONG!
Think about it. Eight measly dollars a day equals $240 a month.
That's over $2,800 a year!
So, what does $8 a day REALLY get you? Well, let's think about some examples. For some of you, $240 a month might make the difference between paying your rent and having to live in your car. For some people, $240 means the difference affording their life-saving prescription medications or not. Now for other people, $8 a day pays for the latte and bagel that they just don't want to give up every morning. $240 a month is a fairly decent car payment. $2,800 a year can buy a vacation just about anywhere in North America for a small family.
So why am I telling you all this? I promise that it's not to brag or anything like that. It's simply to illustrate how you can take something you like to do, and do it, but also monetize it by contributing something to the world. Seriously, this web site started as a hobby, and it's a decent percentage of my monthly income.
Action Plan
Here's what I want you to do:
1. Make a list of your favorite hobbies, interests, etc. Your list can include ANYTHING.
For example, here's my honest to goodness interest list from my Facebook profile:
Humans, extraterrestrials, areology (planetary geology of Mars), geocaching, Australia, Israel, wonderment, real estate, change, hiking, driving, alternate realities.
2. Take your list and start thinking about which of those things you would most enjoy writing about.
For the sake of this example, I'm going to pick Australia, since I've recently become fascinated with everything to do with the country, since I'm planning on visiting there this summer.
3. Go set yourself up, either on your own web site with your own domain name, or visit Blogger.com (a free Google blogging service) and create a blog for yourself to write in.
Following my example, check out http://www.outback-australia-travel-secrets.com for a GREAT example of somebody that took there passion and created a great web site about the Australian outback. This is NOT my site, but read through it and notice what they did - it's a good ol' travel site, but with Google Adsense ads!
4. Create a Google Adsense account, and then just start writing! The great thing about doing this on a Blogger.com blog is that your entries automatically get indexed by Google.
5. Learn how to do other things to intentionally drive traffic to your web site, and start gathering in those clicks and get paid YOUR nickels and dimes!
Now, this is by no means meant to be a comprehensive guide to creating what is often called an "Adsense site." This is just a basic example of how to turn an interest or a hobby into a small side income.

Since I get this question often enough, and the answer changes all the time, I thought I would post my response:
That's a question I get a lot, actually, and the answer is that I'm in MANY businesses. ![]()
I'm a licensed real estate agent, a beginner real estate investor, tax preparer (seasonal, of course), mystery shopper, paid survey taker (made $8 this morning!), field inspector, freelance customer service rep, writer, audiobook publisher, insurance inspector, Internet marketing guy, online travel rep, certified disaster housing inspector, and occasional contract-basis administrative assistant, sales rep, and probably a few other things I can't think of off the top of my head because I don't do them as regularly.
Basically, when I got out of the Navy in 2001, I couldn't figure out what I wanted to do for a living, because I can't stand repetition and doing the same type of work day in, day out, plus I really like being independent.
So, all the information I pass on comes from stuff I've learned and stuff I find. I'm constantly learning about new industries that I never knew existed. For example, did you know that there are people that live in there RVs full time and travel up and down the oil pipelines between the US and Canada, inspecting every section of pipe they come across, looking for leaks and other damage? The pay isn't much more than minimum wage, but they're mostly retired folks with pensions or Social Security, so it's a great job for them.
I also network with a lot of people locally and online, so I'm always coming across people that have new programs or need people.

A gentleman contacted me today and mentioned that he was looking for something a bit more mobile than working from home, and so I put this together to send him, as well as some information from a post I put up on a discussion board the other day that some of you might be interested in.
I personally understand the desire to be mobile. That's the direction I'm going as well. I don't have anything like a pension or sufficient savings to retire yet (I'm 29), so I have to keep working, but I've already decided that I want to join the ranks of the full time RV crowd by this coming spring.
I've started transitioning my CD sales on Amazon, for example, to a digital download model from my own web site, so that I don't have to be around to physically ship goods. I've also started selling on eBay, which permits digitally downloadable products.
In terms of work, one of the best things I've ever come across is something called field inspections. These can be done anywhere, and they encompass a wide variety of services. Eventually, I'm going to add a section to my web site about doing these, because they pay well ($25-$80 per inspection) and can be done by any reasonably intelligent person with a computer, digital camera, and good attention to detail. Getting into a complete description of it here is impractical, but start reading at the web site for the Society of Field Inspectors :

If you want to just do stuff online, my advice is to get a lot of little tiny niche things set up. Although a lot of the "gurus" out there will try to tell you how easy it is to make millions from one web site, I've not found that to be the case, at least for myself. But, it's pretty easy to make a few hundred bucks a month, and if you can do that 5 or 10 different ways, you can make a pretty good living. That's the approach I talk about on all the recordings linked to above.
I do want to also mention retail merchandising. If you've got some hands-on skills and, for some work, your own basic tools, merchandising can be great work, and it can be done anywhere in the country. Many positions actually involve quite a bit of travel, going from store to store setting things up. Merchandising is a huge field that includes the people handing you free cracker samples at Sam's Club and the people that set up merchandise displays at retail locations and the people taking inventory of all the Frito-Lay products at the convenience stores in a city. These positions are usually contract positions, and the pay isn't great, but it's significantly better than flipping burgers or scrubbing floors. $12 an hour is a common wage. individually, but I got so many requests for it that I'm just going
to include it here. As a matter of fact, I even moved it to a better
location, since I'm trying to consolidate a lot of related programs

shopping services and online paid surveys. It's a pretty short list
but they're all reputable companies.
I record a lot of audiobooks on CD that discuss various aspects of
starting, running, and marketing a business, and I'm thinking about
doing one on mystery shopping, since it's such a big industry and
so many people get scammed by unreputable companies.
In the near future, I'm also going to add some resources and
company lists for merchandising, which is what I got into AFTER
mystery shopping. After that, I'll add an entire section on doing
field inspections, which is what I started doing after
merchandising, and still do a little bit of. In fact, I'm going out
to inspect a new dentist's office here in a couple hours. There

"Because We All Want To Learn How To Earn Extra Money"
I sent this out as an update to the Jobs At Home email list, but wanted to post it here also for the benefit of those of you that read the blog instead:
I just wanted to let everybody know about a couple things.
First of all, I *finally* have some updates to add to the data entry
jobs list, and I'll have those up tonight.
Second, I'm going to create a new page of mystery shopping and
legitimate online survey companies. The list is going to be very
short.
BIG REMINDER: NEVER, I repeat, NEVER, pay a fee to an online (or
offline, for that matter) company in order to get a JOB. There are
companies that will sell you lists of mystery shopping and survey
companies to go apply at, and they usually charge $20-$50 to have
access to that list. DO NOT DO IT....they're usually scams or just
rehashed copies of information you can get for free if you just
took the time to search around Google. If you want to get involved
with this sort of work, start with the list I'll be putting up
tonight, and branch out from there.
Third, I've created an online discussion forum at one of the web
sites that I run to teach business startup principles. The web site
itself is primarily geared towards customers of a line of products
that I put out AND the individuals that resell those products on
Amazon, eBay, and other places, but I've created a place for those
of you in this particular program if you want to hop on there
and discuss working in this sort of arena, balancing family and
work, as well as different companies to work with, etc. I know that
there are a lot of "work from home" discussion boards on the
Internet, but I hope this can be something a bit more personal and
not an arena where a bunch of people are just trying to get you
to buy all kinds of stuff you don't need.
Fourth, I've had a lot of people reply to me individually after
receiving one of the messages in this series and ask me what I'm
doing for a living now. I'm still doing occasional field inspection
work, the very occasional mystery shop if it's something fun, and
I'm doing a lot on Amazon with that line of audiobooks I've
recorded. Primarily, however, I'm working in real estate, both as
an investor and a broker. If you love working with people and can
stomach some of the ups and downs of being in sales, consider
getting your real estate license - it's probably the highest paying
part-time work you can ever do from home!
Alrighty, I've rambled enough for now. I sincerely appreciate all

Robert Kiyosaki talks about the importance of “financial education” over and over and over again. And the reason he talks about it so much is because he’s right - financial education is the most important type of education to have if you ever want to get out of the “rat race” and become financially independent.
People need to understand basic financial terms, how the money and banking system works in their country, and how credit, income, and other factors all interplay to produce a person’s overall financial status. Even if people are in a bad financial status and already know that, it’s important to understand how they got there, what all the good and bad stuff means, and how to start making changes.
The absolute best resource that I have ever found on the Internet for basic personal finance information is at http://www.GetRichSlow.com. Seriously, you can delete all your bookmarks to CNN/Money, Kiplinger’s, Motley Fool, and all the other personal finance portals out there and learn everything you really need to know from GetRichSlow.com. The beauty of this web site is that it was put up in 1996 and literally has not been updated since then. This makes all the examples on mortgage rates, housing prices, salaries, college costs, etc. a bit outdated, but the principles themselves are still valid and probably will be for as long as we have our current style of economic systems in capitalist countries.
So, if you’re just starting out, read GetRichSlow.com….every page. It’ll take a couple hours for the average person, but it could quite likely be the most valuable reading you ever do, in financial terms.
Now, when it comes to financial education and business, we enter the world of a very, very, very broad range of things. Here are just some of the things that a new business owner has to think about: how to set up your business entity, how to get paid and accept payments (credit cards, merchant accounts and other methods), how to deal with inventory or drop shipping, how to deal with websites, web hosting, domain names and e-mails, accounting and taxes, business plans, affiliate programs, start up money and financing options, cost analysis, insurance, budgeting, record keeping, licensing concerns, setting goals, staying motivated, and marketing.
Look at it: That’s a boat load of stuff!
And once you start learning all this stuff, it can become overwhelming. The sheer number of books, tapes, courses, gurus, etc. that are out there trying to teach all this stuff is phenomenal. Weeding through it all can itself become a full time job.
Every business owner needs to understand the basics of all those things, too. But where on Earth do you start???
First off, visit your local library or bookstore and grab the most generic looking book you can find about starting a small business. There are some good titles in the “…for Dummies” and “Idiot’s Guide to…” series. Barron’s also publishes a great series on business startup and small business topics. I would also encourage you to look up your local Small Business Administration (SBA) office and see what seminars they have in your local area. They are often free or very low cost. Your local Chamber of Commerce can also be a great resource.
Once you have the basics of all those areas covered, and even after you’ve become proficient in a number of areas, you need to ALWAYS be learning. Continueing education is a requirement in many professions, and it should be important to you as a small business owner, also.
Here’s an example. I like to consider myself fairly intelligent and pretty well educated on the basics of most business topics. When I got into real estate investing a little over 4 years ago, I had to overcome a steep learning curve about real estate, and I continue to learn more and more about real estate and related areas of the process.
Along the way, I took the class to become a licensed real estate broker. I also took a loan origination course, became a certified housing inspector in a very niche specialty, and am also contemplating taking the registered appraiser course next year.
People ask me why I do these things. These courses, certifications, and licensing are all mainly part of continueing my financial education, but they also bring certain perks. For example, being a real estate broker allow me to have direct access to the MLS, quicker comps, and certain databases that my local MLS service subscribes to for agent’s to use. On top of that, it’s a great side income.
Although I don’t actually originate loans, it’s nice to be able to keep up on the changing scope of interest rates and products without constantly bugging my own mortgage broker. In addition, if I ever find a deal that I really want to do for some reason, and saving money on origination fees and closing costs makes the difference between being able to buy the property or not, I can originate my own loan myself and save quite a bit of money.
Being an insurance hazard inspector and now a certified federal disaster housing inspector has taught me many things about what to look for in a property that I didn’t know 2 years ago, and has also provided a steady source of income that helps me get through the ups and down of my other business operations.
And why take the appraiser course? Not to become a licensed appraiser, but to get a better idea of where appraisers are coming from when they do MY appraisals.
All of these things contribute to the overall picture of real estate investor education. I would encourage you to seek similar continueing education in your own area of business. While continueing to learn your trade or business, you might also pick up industry certifications, licenses, etc. along the way that open doors to increased credibility, special resources, and additional revenue sources that might not have existed before.
